BookingOS Concierge is the operational management layer of BookingOS for private residences, premium properties and hybrid homes. It organizes operational tasks, checklists, teams, maintenance, operational expenses, approvals and owner visibility inside the same BookingOS PMS environment.
Instead of turning the operation into a heavy ERP, Concierge creates a simple and secure foundation for daily property care. The team keeps working with internal operational context, while the owner only sees information intentionally prepared for transparency.
The module is available for properties configured as Private Residence or Hybrid Property. Inside each property, the team can access the Concierge workspace with overview, checklists, tasks, expenses, teams and maintenance.
A checklist is a standardized and repeatable process. It works well for routines that follow similar steps every time, such as before-arrival preparation, after-departure inspection, weekly inspection, pool review or linen preparation.
A task is a specific operational action. It is best for work that needs an assignee, due date, priority and individual tracking, such as replacing a light bulb, cleaning the pool, checking a leak, receiving a vendor or handling a maintenance request.
The operational center provides a multi-property view of active routines. Teams can track overdue tasks, work due today, upcoming actions, active checklists, priorities, status and assignees without opening each property one by one.
This view helps concierge and property management operations stay consistent, respond faster and reduce manual communication.
The maintenance workflow organizes reported issues, scheduled work, in-progress items, attachments, photos, quotes and history. When a maintenance item needs an owner decision, it can be marked as visible and sent for approval.
In the Owner Portal, the owner can view the authorized maintenance request, open photos or quotes, add a simple comment and approve or reject the request. The history remains registered for operational traceability.
Concierge clearly separates what stays internal from what can be shared with the owner.
This model helps prevent accidental exposure of internal notes, administrative data, confidential team information or private files. The team can keep full operational context without losing control over what the owner sees.
Hybrid properties combine rentals and private use. In BookingOS, they can bring reservations, calendar, finance, operations, maintenance and operational communication into the same platform.
This allows a property to track rental performance while preserving a residential care layer: checklists, tasks, expenses, approvals and owner visibility remain organized in one place.
BookingOS Concierge is designed for field work. Teams can update tasks, check status, upload photos, attach receipts and follow maintenance approvals on smaller screens.
The mobile experience continues to evolve, but the operational architecture already considers real cleaning, inspection, maintenance and concierge routines on the move.
Security is structural in Concierge. The system applies tenant isolation, property permissions, separation between internal data and owner-visible data, and protection for linked operational files.
Owners only see authorized properties and only items marked as owner_visible. internal_only information remains private.
